What happens when your house sells FAST

That depends on how plucky you are!

A fast sale in a neighborhood where other homes for sale are sitting dormant.  Sounds great right?  In today's market a fast sale is something all Sellers covet.  Unless that sale means that you have to move three weeks before your scheduled closing!

We have sellers in just that position.....either agree to an early closing or the buyer extends until March, which would mean that the sellers lose out on the opportunity to buy the house they want.  That was the decision they had to make, in a 24 hour period.  They decided to go for it, packed up their entire 2,400 square foot house and two children in ONE day and moved into a hotel.  What champs!

The process may have been a little painful, but the end goal was met.  They got their sale and were able to purchase the home that they love.  Without such flexible (and energetic!) Sellers we would not have closed the deal and this buyer would have slipped away.  In today's market the buyers are holding most of the cards.....so if you receive a good offer, make it close.

Inventory

Boy is my inventory down....I am down to six or seven listings.  Part of it is by design as I have a career-changing move happening in January.  Part of it is seasonal, as I usually recommend, especially to my waterfront sellers, that they wait and hit the spring market.  Some sellers need to sell now and do not want to wait, and there are certainly buyers out there right now.  But historically our spring market is our strongest, and I put 2/3rd's of my income in the bank between April and August.  Now....if the interest rates can just hold out.

I have a pocketful of buyers right now though, and that is the position I welcome in this market.  Unfortunately there is not a lot to choose from in some price brackets.  For instance, I have two buyers looking for larger homes out Steamboat or Cooper Point in a price range that will be between $400k and $475k and there is nothing great to look at.  Waterfront buyers may as well take a break for the winter, unless you are looking for something in the $1.8 million mark.....something phenomenal is about to hit the market there, along with another non-waterfront estate at $1.5 mil.

And though I keep telling people it is true....that there have been three homes over $1 million put under contract in the past four months....no one believes me.  Read Kiplinger's Magazine this month about the best of bargains.  They highlight some of the fabulous real estate deals ripe for the picking all over the country now.  That $1 million dollar home now?  Probably was worth almost twice that at one magical time.  While we may not get back there until late in my lifetime.....we will most certainly see that home increase incrementally in value.

Whew!

What a great turn-out for our joint Broker's Open today.  Five beautiful waterfront properties on the Steamboat peninsula were featured....and we had over 50 visitors!  The final count is not yet in....nor have I learned who won the big flat screen TV.  But thanks to all who visited....and bring your buyers!  I have two showings lined up already as a result!
